Signing a Contract
A contract is one of the most important parts of the hiring process. An organized, well written, detailed contract can help eliminate unnecessary surprises. The design and content of a contract will help protect both the client and the contractor. Some things to look for in a proper contract are as follows:
• The company name, phone numbers, website, MHIC# written on the company letterhead
• The total cost of work
• The terms of payment:
• A deposit (not more than 1/3 per Maryland law)
• A payment plan
• A specified draw schedule for payments to the contractor as work progresses
• The scope and description of the type of work proposed
• Detailed specifications for products and materials to be used.
This description could possibly include types, brands, colors, sizes and price allowances for these items.
• The notice of your right to cancel within three days under Maryland law (providing no work has begun)
• An insurance certificate stating liability, and workers compensation limits
• General information stating who will obtain building permits or other approvals if necessary
• The warranty time frame provided by contractor
